Description: This is a compact two-bedroom house in a Bali style. Living areas and bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The south entrance leads leeds into the open plan living area creating a feeling of space. The living spaces opens onto the patio, which has space for a build in braai. The western wings shade the northern and eastern facade for thermal comfort. The kitchen is connected to the single garage aswell as a kitchen yard. The bedrooms have easy access to the bathrooms with a shower and bath respectively. The house's open floorplan creates friendly spaces connected to the exterior and makes for easy living.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
We apologize for any inconvenience in this regard, but it is beyond our control. At least it should ensure approval of your building plans at the local authority.
