Description: This is an economical designed two-bedroom house in a Bali style. All living areas and main bedroom have been designed to face north and capture maximum light and sun in colder seasons. The single garage can easily extend to the south in future, it leads into the kitchen. The entrance leads into the open plan dining room and living room that open up to the north onto the patio linking exterior with the interior space. The kitchen has a breakfast nook, stove, washbasin, fridge and leads to the kitchen yard. The bathrooms have a shower and bath respectively and the two units allow for easy use. The bedrooms have built in cupboards. The bedrooms have been grouped on the eastern side of the building seperated from the open social spaces to the west.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
