Description: This is compact two story three bedroom house in a Bali style. All living areas and the bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The southern entrance leads from the driveway and a garage into an open plan living room, dining room and the kitchen. The kitchen has a laundry leading to the kitchen yard. The living area lives onto a covered patio. Left from the main entrance is the guest toilet and a staircase leading to the first floor. The first floor comprises of the following:
- The main bedroom lives onto a balcony and has an en suite bathroom. The bathroom has a corner bath, shower, basin and a separate toilet.
- Two bedrooms facing north.
- A bathroom with a basin, corner bath and a toilet.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
