Description: This is a medium-sized, three-bedroom house in the Bali style. All the living areas and bedrooms are north facing to capture maximum light and sun in colder seasons. The hallway leads to an open-plan living/dining room. The double garage links with the house through the living room. The living room leads onto the covered patio with a built-in braai. The open plan kitchen has a breakfast nook, stove, prep bowl space for a fridge and a separate laundry with provision for a dishwasher and washing machine. The back door leads to a kitchen yard. A family room is provided next to the breakfast nook. The main bedroom has a walk-through dressing room and an en suite bathroom. The bathroom has a bath, shower, toilet and a vanity top with a basin. Bedrooms two and three both have built-in cupboards. The second bathroom has a bath and a vanity top with a basin. The toilet with wash hand basin is separate and doubles up as a guest toilet.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
