Description: This is a compact three-bedroom house in a Bali style built around an open patio area. The living room and all the bedrooms have been designed to face north and capture maximum light and sun in the cooler seasons. The main entrance enters from the western side into the dining area. A walled kitchen yard is provided. The bedrooms live onto the open stoep / pergola area. The bedrooms lead to the bathroom, which has a bath, WC and wash hand basin.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
