Description: This is a medium sized, single storey three-bedroom house in a Bali style. All living areas and bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The hallway leads to an open plan living / dining room with a fireplace. A guest toilet is situated in the hallway. The open plan kitchen lives onto the covered patio with a built in braai. The kitchen has a breakfast nook, stove, space for a fridge and a separate laundry with provision for a dishwasher and washing machine. The double garage, which has storage space, links into the house through the living room. The main bedroom has a walk through dressing room and an en suite bathroom. The bathroom has a bath, shower, WC and a vanity top with a basin. Bedrooms two and three both have built in cupboards. The second bathroom has a bath, WC and a vanity top with a basin.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone. It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone. Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum. We apologize for any inconvenience in this regard, but it is beyond our control. At least it should ensure approval of your building plans at the local authority.
