Description: This is a medium sized three-bedroom double storey house in a Bali style. All living areas and bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The entrance hall leads to the open plan dining area, kitchen and living room. The living room lives onto the covered patio. The open plan kitchen has a breakfast nook, prep bowl, stove, space for a fridge and freezer with a separate laundry with space for a dishwasher and washing machine. The laundry leads to the kitchen yard, staff toilet with a wc and hand washbasin, a storeroom and the double garage. The guest toilet next to the stair has a wc and hand washbasin. The first floor comprises of the following: - The main bedroom has access to a balcony, built in cupboards and an en suite bathroom. The bathroom has a corner bath, shower, vanity top with a basin and a separate WC. - North-facing bedrooms two and three both have built in cupboards. - The second bathroom has a bath, WC and a vanity top with a wash hand basin.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
