Description: This is a medium-sized, four-bedroom, double-storey house in the Bali style.
All living areas and bedrooms are north facing to capture maximum light and sun in colder seasons.
The entrance hall leads to the open-plan dining area, living room and kitchen. The living room leads onto the covered patio.
A door from the double garage opens into the dining area.
The open-plan kitchen has a breakfast nook, stove, space for a fridge, and a scullery area with space for a dishwasher and washing machine.
The scullery leads out to the kitchen yard.
The guest toilet of the living room has a toilet and a hand washbasin.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
We apologize for any inconvenience in this regard, but it is beyond our control. At least it should ensure approval of your building plans at the local authority.
