Description: This is a compact two to three bedroom double storey house in a Colonial style. All living areas and bedrooms have been designed to face north and capture maximum light and sun in colder seasons. An open plan kitchen and a double volume lounge/living room lead to the staircase and live onto a north facing covered patio entrance. Kitchen with a build in corner pantry and a back door leads to the kitchen yard. The main bedroom is facing north. A separate bathroom with a bath, shower and a hand washbasin. A separate WC/guest toilet with a hand washbasin. Covered parking for one car is bordering the outside kitchen yard. The first floor comprises of the following:
- Entrance from the staircase to the family room/ a third bedroom.
- The second bedroom can be converted into a study.
- The second bathroom has a shower, toilet and a hand washbasin
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone. It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone. Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum. We apologize for any inconvenience in this regard, but it is beyond our control. At least it should ensure approval of your building plans at the local authority.
