Description: This is a spacious four-bedroom double storey house in a Colonial style. This house is ideal for entertaining. Most of the bedrooms and living areas have been designed to face north and capture maximum light and sun in the colder seasons. The east entrance leads to an impressive double volume hallway, a sweeping curved staircase and the dining room. The main bedroom, with a bay window door leading onto the garden, is situated on the west side of the patio with a walk in dressing room a spacious en suite bathroom. The main bathroom has an oval shaped bath, shower, vanity top with two basins with a WC set apart with a vanity top. The triple garage has two doors, one leading to the kitchen yard and the other to the hallway. The first floor comprises of the following:
- The staircase leads to an open plan lobby with double volume spaces over the hallway and dining room on the ground floor, a study nook ideal for the family computer and internet facility and a family room.
- The family room leads to the balcony.
- The study area has two build in desktops.
- The north facing guest bedroom has an en suite bathroom and a door to the common balcony.
- The en suite bathroom has a bath, a toilet and a vanity top with a basin.
- Bedroom two is north facing and a door to the shared balcony.
- A walk in linen room and bathroom two is situated between bedrooms two and three.
- Bathroom two has a bath, corner shower, a vanity top with a basin and a WC.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone. It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone. Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum. We apologize for any inconvenience in this regard, but it is beyond our control. At least it should ensure approval of your building plans at the local authority.
