Description: This is a compact one-bedroom double storey house in a Contemporary style. All living areas and bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The northern entrance leads to the lounge, which lives onto a patio, and progresses to the staircase, storeroom and the guest toilet. An open plan dining room and kitchen is situated on the western side of the house. Part of the dining room is double volume. This area leads to the circular kitchen yard. The first floor comprises of the following: - The studio, has a built in desktop, void over looking the lounge and access to the north-facing balcony. - The main bedroom has built in cupboards, skylight, access to the north-facing balcony and to a small balcony. - The bathroom has an oval shaped bath and two vanity tops each with a basin. Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
