Description: This is a medium size three-bedroom three-storey house in a Contemporary style ideal for a holiday home. Most living areas and bedrooms have been designed to face north and capture maximum light in colder seasons. The ground floor entrance leads to the open plan family room, dining room and kitchen. Sliding doors in the corner of the family room leads to the covered patio. The kitchen has a breakfast nook, fridge, stove, double sink and a back door leading to the kitchen yard and the double garage. The first floor comprises of the following: - Two bedrooms, where bedroom two has access to a large balcony above the patio. - The bathroom has a bath, WC and a vanity top with a basin. The second floor consists of a loft area with access to a smaller balcony. This room can ether be a play room or a open plan bedroom that can house several bunk beds or can be subdivided into two smaller bedrooms making this a four bedroom house.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
