Description: This is a medium size three-bedroom two-storey house in a Contemporary style. Most living areas and bedrooms have been designed to face north and capture maximum light in colder seasons. The entrance foyer with a guest toilet leads to the open plan living room, dining room and kitchen. A door from the double garage links directly into the foyer. Glass doors from the living room leads to a covered patio, built-in braai and outside entertainment deck. The kitchen has space for a fridge, stove with a prep bowl, as well as a double bowl sink, dish washer and washing machine in the scullery with a back door leading into the kitchen yard.
The staircase to the first floor leads from the area between the lounge and dining room into a double volume landing space and small study. The study overlooks the balcony and could be converted into a fourth bedroom. There are two bedrooms with two bathrooms across the passage. One bathroom has a bath, vanity top with a basin. The second bathroom has separate WC, basin and shower.
The spacious main bedroom with built-in cupboards, leads onto a balcony and an en-suite bathroom with a bath, shower and vanity basin. The toilet is in a separate space accessible directly from the bedroom.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
We apologize for any inconvenience in this regard, but it is beyond our control. At least it should ensure approval of your building plans at the local authority.
