Description: This is a medium sized three to four-bedroom house in a Modern-Classic style. Most of the living areas and bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The hallway, leading from the driveway and double garage on the northern side, enters at the lounge and leads further on to the open plan family and dining room. The lounge lives onto the covered patio, with space for a braai. The dining room lives, on both the eastern and western side, onto a patio. The kitchen leads from the dining room. The kitchen has a breakfast nook, stove, and space for a fridge, prep bowl and a walk in pantry. The separate laundry leads to the kitchen yard, maidís room and a storage room around the back. Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
