Description: This is a compact three-bedroom double storey house in a cute thatch roof style cottage ideal for game lodges and holiday houses. All living areas and most of the bedrooms have been designed to face north and capture maximum views, light and sun in colder seasons. The house is entered, on the southern side of the house, at the open plan kitchen, dining room, and lounge. Two store rooms are provided on the outside, ideal for geysers, gas cylinders etc. The lounge lives onto a covered patio. The kitchen has a stove, fridge and a washbasin and a built in dining counter. The two bedrooms, on both the eastern and western side of the house, each have a built in cupboard and an en suite bathroom. Each bedroom lives onto a private courtyard and onto a patio on the northern side of the room. The bathroom houses a bath, WC and a vanity top with a basin. An open air shower is provided in the private court yard. The first floor comprises of a loft area which can accommodate up to six people in bunk beds and lives onto a covered deck.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
