Description: This is a medium sized three-bedroom house in a simple Traditional style. All living areas and two bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The main entrance leads, from the covered patio, into an open plan living room, dining room and kitchen. The dining room lives onto a southern patio. The kitchen with a breakfast nook, stove and fridge has a laundry leading to the kitchen yard. The laundry has a sink, broom cupboard and space for dishwasher and washing machine. The double garage links into the house through the kitchen. A passage leads from living and dining room to the bedrooms. The main bedroom has built in cupboards and an en suite bathroom, which has a bath, shower, WC and a vanity top with a basin. Bedrooms two and three both have built in cupboards. The second bathroom has a bath, shower, WC and a hand washbasin.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
