Description: This is a compact three bedroom double storey house in a Colonial style. All living areas and bedrooms have been designed to face north and capture maximum light and sun in the colder seasons. The southern entrance leads to an open plan dining area, kitchen and living room living on a covered patio. Left of the entrance is the guest toilet and the staircase. The kitchen with a breakfast nook has a separate laundry with a backdoor to the kitchen yard and the staff toilet. A double garage and a visitors’ parking space closely situated to the entrance. The first floor comprises of the following:
- Main bedroom with a private balcony and a walk in dressing room.
- Bedrooms two and three are both facing north with built in cupboards.
- The bathroom has a bath and a vanity top with a basin.
- A separate WC has hand washbasin.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone. It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone. Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum. We apologize for any inconvenience in this regard, but it is beyond our control. At least it should ensure approval of your building plans at the local authority.
