Description: This is a compact three-bedroom house in a Modern-Classic style. All living areas and two bedrooms have been designed to face north and capture maximum light and sun in colder seasons. The main entrance leads from a covered patio into a living room and open plan dining room and kitchen. The dining room opens onto a open patio. The kitchen, with a breakfast nook, stove and fridge freezer space and a prep bowl, has a walk in pantry and a separate laundry leading to the kitchen yard and the staff toilet. The double garage links into the house through the laundry. A passage leads from the living and dining room to the bedrooms on the western side of the house. The main bedroom has built in cupboards and an en suite bathroom, which has a bath, shower, WC and a vanity top with a basin. Bedrooms two and three both have built in cupboards. The second bathroom has a bath, shower, WC and a hand washbasin.
Please note: The new SANS 10400 Building Regulations that came in force in 2011 have a number of restrictions, amongst others, with regard to window openings. South Africa has also been divided into different climate zones and the building restrictions vary from zone to zone.
It may therefore happen that for some zones, the window openings may have to be reduced in order to comply, otherwise it would not be possible to approve building plans at the local authority in that specific zone.
Therefore: Elements on the building plans that you receive such as the windows, may differ, from the sketch plan that is displayed on the website. In most cases the variances should be a minimum.
